Challenge:
After researching potential investment possibilities along U.S. Highway 281 in San Antonio, Milam Investors was presented with the opportunity to acquire an office flex property located on Sunset Road near Jones Maltsberger. Because the previous tenant was vacating, Milam was able to acquire this property for a favorable basis.
Strategy:
Once this office space was acquired, Milam strategically backfilled vacancy with a credit tenant and then placed the building on the market to sell. This space is ideal for retail, medical or professional office tenants.
Results:
Milam Investors has received multiple offers, which, if consummated, could result in an internal rate of return in excess of nearly 25 percent to potential investors.
